Selling in 2027? Test the Market Before Spring with Redfin Early Access
By Russell Chandler | Lead Agent – Associate Broker | Redfin
Thinking about selling next spring? Redfin Early Access gives us a way to start learning from buyers sooner—testing pricing, gauging interest, and creating an opportunity to find your buyer before the spring rush. [4]
Before your home makes its full active-market debut through the Multiple Listing Service (MLS), we can explore Early Access as part of a carefully planned selling strategy. The goal is to put real buyer response alongside comparable sales so we can make more informed decisions about price and timing.
For the right home and circumstances, that early exposure could lead to an offer worth considering before your planned spring launch. If it does not, we can use the feedback to refine the next step.
You do not have to wait until spring to begin building your spring selling strategy.
Premium Exposure Before Your Broader Launch
During Redfin Early Access, your home receives prominent treatment on Redfin.com, including: [4], [5]
Higher placement in search results to help your home get noticed.
An exclusive Early Access badge that distinguishes the listing.
Additional email and push notifications to potential buyers, subject to their notification settings.
That exposure gives us something useful to discuss: how buyers are responding to your particular home. We can review inquiries, available engagement data, and feedback alongside competing properties and recent sales.
Strong interest may support our approach. A quieter response may prompt us to examine pricing, presentation, timing, or the homes buyers are choosing instead. Online attention alone does not establish market value, but it can help inform our next decision.
Private tours can also be discussed when you are ready and the listing status permits. For homes in Bright MLS Coming Soon status, showings must wait until the property moves to a status that allows them. [6]
Early Access can be a practical step toward getting your home sold. If an early offer fits your goals, we can weigh it against the potential benefits of broader exposure. If a broader launch is the better choice, we move forward with what we have learned.
My Market Update Calls Turn Activity into Decisions
I provide regular market update calls before listing, during Redfin Early Access, and while your home is on the broader market. Those conversations establish a cadence so you can understand the ebbs and flows of the market as they happen.
Before listing, we review competing homes, recent sales, price changes, and buyer activity. During Early Access, we add the response to your own home. Once the property launches more broadly, we continue reviewing showing feedback, open-house activity, online engagement, and new competition.
Together, we consider what is working, what may need adjustment, and whether an opportunity deserves action. You have a clear view of the information behind each recommendation.
Prepare Now. Test the Market. Choose Your Next Move.
A flexible timeline: preparation first, Early Access when appropriate, then an earlier sale or a broader launch guided by your goals and the market response.
Focus Preparation Where It Matters
October, November, and December give homeowners considering a 2027 sale time to assess their options without rushing. We can review comparable sales, identify competing properties, prioritize improvements, and develop a realistic pricing strategy.
Not every home needs extensive renovations. Painting, addressing deferred maintenance, organizing rooms, and improving presentation for photography and showings may be the right priorities. We decide what makes sense for your property and budget before you commit time and money.
Why Timing Still Deserves a Closer Look
Fewer competing homes can help a well-prepared property stand out, but buyer activity matters just as much. Your location, price range, condition, and presentation all influence the response.
In Montgomery County, Realtor.com inventory data published through FRED shows 1,244 active listings in January 2026 versus 2,046 in May—approximately 39% fewer in January. [1]
At the same time, GCAAR’s reports show the county’s average sold-to-original-list-price ratio rising from 96.6% in January to 99.9% in April 2026. [2], [3]
These figures describe different parts of the market. They do not prove that an individual home will sell for more in one season, or predict the spring of 2027. They illustrate why we should consider both competition and buyer demand before choosing a launch date.
Do Not Let the Calendar Make the Decision
What if your neighborhood has very little competing inventory in February? What if several comparable homes are expected to arrive in April? And what if Early Access brings a buyer whose offer meets your goals before your planned spring debut?
Those are the questions that should shape your strategy. Starting now gives us time to evaluate opportunities as they develop. The right decision may be to accept an early offer, adjust the plan, or proceed with a broader spring launch.
Preparation creates flexibility. Early Access and regular market conversations can help us put that flexibility to work.
